What does that mean? Everyone who sells their home wants to get as much money as possible. A no brainer. But in a market that has many more sellers than qualified buyers the keys to success are simple. First the obvious, making sure your home looks as good as possible every time someone comes to look at it. If there is a repair you can do yourself or for very little cost DO IT. But more importantly in our quest to try and get every last dollar out of our homes we end up pricing ourselves out of the market.Take a condominium for example. In the same complex many units sit,and sit and just don't sell. The complex as a whole can even start to get a stigma about it.Then someone lists a unit in the same complex and boom it sells in a matter of days or weeks. Not magic folks it was priced right with a savy realtor that was able to convince the owner pricing the home at the right price to start with gives you the best chance for success. A HUD home is a 1 to 4 unit residential property acquired by HUD as a result of a foreclosure action on an FHA-insured mortgage. HUD becomes the property owner and offers it for sale to recover the loss on the foreclosure claim. Almost anyone can buy a HUD home if you have the cash or can qualify for a loan with certain restrictions. The initial offerings on these properties are to owner occupied buyers, after which they become available to all buyers including investors. Hud properties in designated areas are also available at a reduced price to law enforcement officers, teachers, firefighters, emergency medical technicians, nonprofits and local governments. If it is a bank owned property being sold as is,chances are you would have to have the inspection done before making an offer so you know what you are getting into.
The purchase of a home is probably the largest single investment you will ever make. You should learn as much as you can about the condition of the property and the need for any major repairs before you buy, so that you can minimize unpleasant surprises and difficulties afterwards. Of course, a home inspection also points out the positive aspects of a home, as well as the maintenance that will be necessary to keep it in good shape. After the inspection, you will have a much clearer understanding of the property you are about to purchase. If you are planning to sell you home, you may wish to have an inspection prior to placing your home on the market. This will give you a better understanding of conditions which may be discovered by the buyer's inspector, and an opportunity to make repairs that will put the house in better selling condition. In fact I am currently offering a no cost home inspection to any homeowner in Ct,that lists their home for sale with me.For more information you can contact me at www.DaveKnowsCt.com

Existing Home Sales Numbers for March 2009

The figures for existing home sales for March 2009 are in and are as follows. First time home buyers made up 53% of the existing home sales in March, and over half of all transactions were distressed properties. One of the common scams is to copy and paste pictures and information from a legitimate for sale listing and advertise it as a rental. The scammer then tries to convince would be renters to send a check in advance because at this price, this rental will not last long... This scam in reverse would target someone with a legitimate rental. At some point, the scammer would say I want to rent the property, but I can not get there in person right now.Give me your bank account number and routing number and I will wire you the deposit and well, you know what happens next, all the money you had in that account is gone. If the property you are looking at states subject to bank or lien holder approval, there is a good chance your getting involved in a short sale. Some advertisements clearly state short sale. This means instead of the traditional two party transaction, there are now three parties involved. The buyer, the seller, and the bank that must approve the sales price in a short sale. Most of these properties are sold as is, but a home inspection will let you know what your getting into. Be ready for a longer than usual transaction as banks usually have many of these properties on their books, and take some time to respond to offers. But if you have the patience, and exercise caution your dream home may be purchased in a short sale.

Is now the TIME TO BUY?

Picking the bottom in any market is a difficult thing to do. Everyone wants to time the market and jump in at just the right time.Unfortunately,it is almost impossible to do. Just take a look at the stock market over the last few weeks. While the market continued to drop to just above 6500 most people wondered how much lower it would go.Others saw the opportunity and invested, and a few weeks later the market sits at close to 7800 or a gain of almost 20% in just those few weeks. Is the same thing about to happen in the real estate market? I can not tell you that, but what I can tell you is that there is perhaps a once in a lifetime opportunity to take advantage of extremely low interest rates, and falling home prices now with the added bonus of great tax benefits to first time home buyers. The stock market liked today's news, with the dow up almost 500 points.
